MSU off campus housing: the straight up guide for 2027
Everything you need to know before you rent a house or apartment near Michigan State, from people who rent houses in East Lansing.
When can you live off campus at MSU?
Most students can't move off campus right away. MSU has a two year live on requirement, so incoming first year students live on campus for their first four semesters, not counting summer.
There are exceptions. MSU lists students who are 20 or older by a yearly cutoff date, married students or students in an established partnership, students with a year or more of active military service, students living with family, students taking six or fewer credits, and first year students who earn 30 credits by the end of their first semester. Transfer students are exempt for 2026/27.
Rules change, so always confirm with MSU Live On's housing exceptions page before you sign anything.
When to start looking for next year
Way earlier than most people expect. Houses near campus for the next school year usually lease up in the fall, about a year before move in. Local news has reported that lease signing for the following year shifted from January and February to around October. East Lansing even passed an ordinance in 2021 to slow that down, but it never took effect.
Our own experience matches: three of our four houses for 2027/28 were leased by early October 2026. If you are reading this in the fall, you are right on time. If it is already spring, move fast.

Both work. It comes down to how you want to live and who you are living with.
A house
- More space for the money: real bedrooms, a living room, a basement
- A yard, a driveway, and room for game day
- You live with your own group, no random neighbors through the wall
- Usually one lease for the whole group
An apartment complex
- Amenities like a gym or pool
- Often individual leases per bedroom
- Smaller rooms and shared walls
- More rules and less control over your space
If you already have a crew of three or four, a house is usually the better deal. If you are solo and still finding roommates, an apartment with individual leases can be easier. We take groups and individuals, so reach out either way.
Check where your rental actually is
This one surprises people. MSU's Off Campus Life office warns that an East Lansing mailing address doesn't always mean you are in the City of East Lansing. Some places are actually in Meridian Township, Lansing Township, Bath Township, or the City of Lansing, and each has its own rules. Ask the landlord which city the property is in before you sign.
Questions to ask any landlord before you sign
- What is the total monthly cost per person? Rent plus utilities, internet, and any fees.
- Is it one joint lease or individual leases? On a joint lease, everyone can be on the hook if a roommate stops paying.
- Does the house have a current rental license, and how many people can live there? East Lansing requires rental licenses, and the license sets how many people can legally live in the house.
- Who handles maintenance, and how fast? Ask how you report a problem and how long fixes usually take.
- What are the move in and move out rules? Michigan caps security deposits at one and a half months of rent, and you should get a move in checklist to document the condition of the house.
- Can I sublease? Important if you might study abroad or graduate early.
- Parking, laundry, and pets? Get the answers in writing.
